The WPG / WPDS team is composed of approximately forty industry professionals possessing expertise in all the disciplines necessary to plan and execute real estate development projects of the highest quality. The qualifications of key managers and members of our staff are outlined below.

A 30-year veteran of construction management and land development in home building industry, Mr. Huitt servers as Vice-President of Operations at Woodbridge Pacific Group. A key member of the WPG management team with over 20 years tenure at the firm, Huitt oversees all aspects of company’s construction operations and construction purchasing and budgeting. Huitt possesses broad experience in all aspects of both land development and vertical construction having managed and executed construction operations on scores of residential development projects over his career. With long experience in subcontractor bidding and management, site development, and project budget management, Huitt bring great expertise to the his value-engineering and cost control responsibilities at WPG.  Huitt is responsible for all company field operations, including construction management, purchasing for onsite and offsite improvements, construction scheduling, customer service, new home option administration, and budget reporting.

Mr. Huitt began his career in the homebuilding industry at the Presley Companies in 1972 as an Assistant Superintendent.  Subsequently, he worked for Levitt & Sons, M.J. Brock and Brighton Homes in various capacities as Customer Service Manager, Project Manager, Purchasing Manager, Operations Manager and finally, Vice President of Operations. Huitt is a licensed General Contractor in the State of California.

in her role at Woodbridge Pacific Group, Ms. Spargo serves as Vice President of Marketing and is the Company’s Real Estate Broker of Record.  In this capacity, Spargo provides strategic direction for all marketing and promotional efforts for the organization’s residential communities.  Her responsibilities include managing the both the creative and implementation processes of WPG’s  advertising agency, interior design, website development, social media, and digital data consultants. 

A residential marketing executive in Southern California’s housing industry for over two decades, Karen possesses in-depth experience in all aspects of residential sales and marketing.  Prior to joining WPG, Karen was Vice President of Corporate Sales and Marketing for Standard Pacific Homes where she provided corporate direction and support to the company’s nationwide sales and marketing teams, and oversaw all sales training and leadership programs.  Prior to this, Spargo served as Senior Vice President of Standard Pacific’s Orange County division, the company’s highest producing sales and marketing organization. Karen has been a licensed Real Estate Broker since 1993.  She is the recipient of numerous industry awards for sales and marketing excellence including recognition as the Southern California MAME Awards Marketing Director of the Year in 1997.

Ms. Near serves as Woodbridge Pacific Group’s Vice President of Sales.  In this role, Sara oversees all retail sales efforts for the company’s residential communities.  Her responsibilities include leading several teams of Sales Counselors and managing all WPG’s closing transactions with the homebuying public, including responsibility for all sales related workflow, title review and coordination, escrow management, sales transaction negotiations, HOA enrollment matters, legal review, marketing program coordination, and California Bureau Real Estate processes and consultants. 

Prior to joining WPG, Ms. Near served as Vice President of Sales & Marketing for Benchmark Communities where she led all sales and marketing efforts in the company’s Southern California region. Sara began her career in the Southern California housing industry in 2004 after spending 10 years in the retail brokerage industry. Near’s experience also includes several years with Pulte Group as their Vice President of Customer Relations in the Southern California market. Ms. Near Holds a B.S. in Finance from the University of Iowa.

 
Ben BoyerVice President,Accounting & Control

Part of the WPG team since 2011, Mr. Boyer oversees the accounting and reporting, treasury, information systems, and human resource activities of the company.  Safeguarding all financial resources and balance sheet assets of the company and its affiliated project portfolio is Ben’s primary responsibility. In addition, Boyer works with our lenders and capital partners to ensure transparency of all project financial activity and reporting of company-related asset, liability, and income information.

Prior to joining WPG, Mr. Boyer served as Director of Finance for Cal Coastal Communities and Hearthside Homes. Ben has over 15 years’ experience in the accounting field and over 12 years’ experience in the real estate development industry. In addition to his accounting and finance background, he is a licensed Real Estate Broker. Boyer holds a B.S. in Finance andEconomics from Utah State University.

A key member of the WPG team since 2008, Ms. Chen is responsible for investment review, due diligence assessment, business planning, and project monitoring and reporting for WPG’s portfolio of real estate development projects. In addition, Chen teams with other staff members in managing all land acquisition and capital formation efforts for new projects. Chen is responsible for in-house economic analysis, market analysis, financial modelling, legal review, and due diligence efforts on the company’s new projects and oversees outside consultants contributing to project assessments. During the project execution phase, Chen works with the WPG project and financial management teams to update and re-forecast project performance for conformance to business plan objectives.

rior to joining WPG, Chen served as a real estate portfolio review analyst in Pacific Premier Bank where she was responsible for assessing and managing the bank's commercial real estate loan portfolio. Previously, Chen served as Examiner-in-Charge in People's Bank of China (Central Bank) where she monitored operations of financial institutions and directed large-scale on-site examination projects.

Chen graduated from Zhongshan University with a B.S. in Economics and earned an MBA / MS in Finance at the University of Maryland. Chen has earned the highly regarded designation as Chartered Financial Analyst (CFA) and is an active member of the CFA Society of Orange County.

Ed Mountford leads project planning, governmental processing, and entitlement effort at WPG / WPDS. An industry veteran with over 25 years experience, Mountford possesses expertise in planning and implementing successful strategies to win government approval of land, housing, and commercial development projects throughout California. Mountford has planned and won approval for over 7,000 residential lots, over one million square feet of commercial uses, a major hotel, two golf courses, and a private high school.

revious to joining WPG / WPDS, Mr. Mountford served as Vice President for Project Planning & Entitlement at Hearthsicde Homes, Inc. based in Orange County, CA where he was  responsible for the company’s pre-development activities including due diligence, community design, and regulatory planning and entitlement. In this role, Ed managed the entitlement process for the 1,600 acre Bolsa Chica property in Huntington Beach. Under his direction, a multi-disciplinary consultant team prepared a Local Coastal Program for the property that was approved by the County of Orange and California Coastal Commission. Before joining Hearthside Homes, Mr. Mountford served as Vice President of Entitlement for the Irvine Company in Newport Beach where he was responsible for the entitlement, government affairs and community relations programs for the company.
