Bridge Lending For Home Renovation. ESCF is very active in the single family housing “fix-and-flip” financing business where we make short-term, low-risk loans for the acquisition and improvement of existing homes. Our geographical focus for this investment activity is the major metro-areas of Texas and California.

New Home Construction Lending. ESCF makes select “special situation” loans for new home construction sponsored by capable production homebuilders. This investment activity is focused on new home projects in California.
